Richland Real Estate Fund, LLC. has proposed a residential community of approximately 136.4 acres located at the northeast corner of Lytle Creek Road and Duncan Canyon Road. Relocation of existing right-of-way will be required from both the City (for Lytle Creek Road) and the San Bernardino County Flood Control District (SBCFCD) (for Hawker-Crawford Channel).
The project includes a map amendment to the General Plan Land Use Designations and Zoning Districts, a Municipality Code Text Amendment, Tentative Tract Maps (Tract Nos. 20010, 20069, and 20070), Design Review for architecture of the condominium units, and a Development Agreement application. The project further includes a Planned Unit Development Application to apply site planning techniques and building groupings or arrangements that are not permitted through strict application of the present zoning and subdivision ordinances.
