Master Case No. 18-131, Specific Plan Amendment No. 18-002, Specific Plan Amendment No. 18-006, and Comprehensive Sign Program No. 18-069 - Date of Meeting: Planning Commission Meeting of January 15, 2019.

Review of a SPA No. 18-002 for a provision to allow comprehensive sign programs for properties throughout the Southwest Industrial Park Specific Plan (SWIP) along with a DRS No. 18-069 for a comprehensive sign program monument, wayfinding totems, and wall signs for the buildings located at 10985 and 11263 Oleander Avenue. In addition, an additional SPA No. 18-006 has been included to revise and provide additional clarity for the various types of warehouse definitions in SWIP. Master Case No. 18-112; General Plan Amendment No. 18-003; Zoning Change No. 18-002; and Design Review No. 18-014 - Date of Meeting: Planning Commission Meeting of January 15, 2019.

General Plan Amendment No. 18-003 is a request to change the general plan land use designation from Walkable Mixed-Use Corridor and Downtown (WMXU-1) to Multi-Family High Residential (R-5) and a Zone Change No. 18-002 is a request to change the zoning from Community Commercial (C-1) to Multi-Family High Residential (R-5). Along with a Design Review No. 18-014 including a Density Bonus request to construct a five (5) story mixed-use building in addition to subterranean parking. The building contains approximately 2,910 square feet of commercial for a future restaurant on the first floor and a combination of 29 apartment units on the remaining floors.

Design Review No. 18-006; Conditional Use Permit No. 18-005; and Tentative Parcel Map No. 19956 - Date of Meeting: Planning Commission Meeting of January 15, 2019.

NOTICE IS HEREBY GIVEN that the City of Fontana has completed an Initial Study checklist for Design Review Project No. 18-006, Conditional Use Permit No. 18-005, and Tentative Parcel Map No. 19956 in accordance with Section 15072 of the California Environmental Quality Act (CEQA), guidelines for the purpose of deciding whether the project may have a significant effect on the environment. A public hearing has been scheduled before the Planning Commission of the City of Fontana for the following:

Design Review No. 18-006 (including a Density Bonus) is a request to construct 60 affordable apartment units, including a community building of approximately 7,892 square feet and various amenities. Conditional Use Permit No. 18-005 is a request to establish a medical service provider tenant space of approximately 2,987 square feet with the community building and Tentative Parcel Map No. 19956 is a request to merge three (3) parcels of approximately 4.31 acres into one (1) lot.
