The proposed project consists of the construction of an approximately 244,000 square foot shopping center on approximately 27.41 acres, located at the southwestern corner of Sierra Avenue and South Highland Avenue, south of the State Route 210 Freeway. The project site is bounded by Juniper Avenue to the west, South Highland Avenue to the north, Sierra Avenue to the east and vacant land to the south.
The site will be subdivided into eight parcels. The largest parcel (approximately 19.72 acres) will be the location of a Wal-Mart and associated parking stalls. The proposed uses and configuration for the remaining seven parcels are as follows:

The Wal-Mart will be approximately 200,000 square feet in size, with all appurtenant structures and facilities, and will offer groceries and general retail merchandise, including alcoholic beverages for off-site consumption. The Wal-Mart will also include an outdoor garden center and a pharmacy with two drive-through lanes. The Wal-Mart will also include a three bay tire and lube facility, which will provide routine servicing and maintenance of vehicles, including tire service and oil changes.
