West Valley Logistic Center
Project
Description
The proposed West Valley Logistics
Center (WVLC) Specific Plan would be located on the same property as the
Valley Trails Specific Plan. The Valley Trails Specific Plan must be rescinded
by the City Council prior to adoption of the WVLC. If approved, the WVLC
would consist of approximately 145 acres of industrial uses and approximately
153 acres of open space. Industrial buildings are currently planned for the
project site west of Armstrong Avenue and south of the SCE utility corridor,
with a total square footage of approximately 3.5 million square feet. The
industrial buildings would range in size from approximately 100,000 square
feet to over 1 million square feet, with an floor area ratio not to exceed
0.55. Additional buildings may be built on the outlying and adjacent parcel
at the southeast corner of Locust and Jurupa Avenues, for a total of 480,000
square feet.
Project
Location
The project site is located
south of Jurupa Avenue, west of Locust Avenue and Armstrong Avenue, and north
of the City boundary. The project borders the unincorporated area of Bloomington.
The project site is currently bound by single-family residential uses to
the north and east, open space to the west, and Riverside County limits to
the south. Roadways providing vehicular access to the project site include
Jurupa Avenue, Locust Avenue, and Armstrong Avenue. Currently, the project
site consists of vacant land. A detention basin is located north of 11th
Street, east of Locust Avenue, south of 12th Street, and west of Linden Avenue.
In addition, a Southern California Edison easement traverses the northern
portion of the property in an east-west direction.
Background
On May 8, 2007, the City of
Fontana certified the Valley Trails Environmental Impact Report and adopted
the Valley Trails Specific Plan. The City Council must rescind the Valley
Trails Specific Plan prior to adoption of West Valley Logistics Center Specific
Plan.
Project
Status
The proposed Specific Plan
is currently under review with the Community Development Department. No public
hearing dates are currently scheduled.
