Westgate Specific Plan Update
Project Description
The Westgate Specific Plan, as approved
in 1994, currently consists of the following components:
- Business Park, 118 acres
- Commercial Retail, 9 acres
- Mixed Use, 130 acres
- Low Density Residential, 421 acres allowing 2031 dwelling units
- Medium High Density Residential, 79 acres allowing 474 dwelling units
- Open Space/Parks, 15 acres
- School Site, 10 acres
- Utility Corridor, 91 acres
- Public Streets and R.O.W, 81 acres
The Vision for the Westgate Specific
Plan update is to create a vibrant mixed use community while creating new employment
opportunities and a strong economic base for the City of Fontana.
The uses envisioned include shopping,
restaurants, entertainment, hospitality, offices, parks, open space, schools and a
variety of urban housing types to appeal to a broad cross section of the market place.
Implementing the City’s vision for “place making” where uses are integrated into a
memorable village setting that is walkable and pedestrian oriented, where people can
live, work, shop and play. The proposed update to the Westgate Specific Plan will consist
of the following:
- The residential area is approximately 340.5 acres and is distributed throughout
the Specific Plan allowing up to 5,518 units with densities ranging from 3 to 25 dwelling
units to the acre. The residential unit types may include lofts, garden homes, attached
townhomes, attached condominiums, and single-family detached homes.
- Planned within the central portion of the 964 acre site is the “Golden Triangle,” a
190 acre planned mixed use urban village which will include a corporate corridor with
1.5 miles of freeway frontage. A total of 244 acres of office and business park are
planned totaling over 3,800,000 square feet of gross leaseable area. This would become
one of the largest employment centers in the region. A major retail hub is located
in the Plan with approximately 400,000 square feet of gross leaseable area. An additional
138,000 square feet of neighborhood retail is planned. Providing a range of residential
housing types to appeal to a broad spectrum of the market, with both for-sale housing
and apartments.
- South and southwest of the “Golden Triangle” is approximately 244 acres of office
and business park are planned totaling over 3,800,000 square feet of gross leaseable
area. This would become one of the largest employment centers in the region. A major
retail hub is located in the Plan with approximately 400,000 square feet of gross
leaseable area. An additional 138,000 square feet of neighborhood retail is planned.
Other uses include:
- Approximately 33 acres of Open Space/Parks
- Approximately 86 acres of Open Space/Utility Corridor
- Approximately 5 acres of Open Space/Park/Utility Corridor
- Approximately 24 acres of Elementary Schools
- Approximately 60 acres of High Schools
Project Location
The project site is approximately 964
gross acres and can be generally described in three different segments located south
of Interstate 15. The first segment is bounded to the south by the Pacific Electric
Trail and Baseline Avenue, to the north by State Route 210, to the east by Cherry Avenue
and to the west by Interstate 15. The next segment is bounded to the south by Walnut
Avenue, to the north by Interstate 15, to the east by San Sevaine Road and to the west
by Cherry Avenue. The third segment is bounded to the south by Summit Avenue, to the
east by Lytle Creek Road and to the north and west by Interstate 15.
Project Status
Currently developing the project design, land uses, and development standards. The update to the plan is not yet approved.
