The project includes the construction and operation of approximately 597,818 net square feet (sq ft) “high-cube” logistics warehouse use with associated office spaces. The project would consist of a single building containing 597,818 sq ft of ground-floor logistics warehouse operations and supporting office spaces. The four offices would be located at the northwest, northeast, southwest and southeast corners of the building and will provide administrative spaces for the principle to use and, depending on the number of logistics warehouse tenants, may ultimately support up to four tenants. Approximately 46 feet of internal clear height would be provided inside the building.
To facilitate truck and passenger car traffic, access to the site will be provided via three driveways on Sierra Avenue and three driveways along the future Mango Avenue. Clubhouse Drive is one of the three driveways provided on Sierra Avenue and will be restricted to passenger cars only with full access. Driveway 2 and Driveway 3 on Sierra Avenue will be restricted to right-in/right-out access only. The three driveways (Driveways 4, 5, and 6) on Mango Avenue will provide full access. The logistics warehouse building’s truck bays (approximately 134 in total) would be oriented to face north and south, away from Sierra Avenue and existing residential uses. Approximately 218 parking spaces would be provided on the project site.
Typical daily activities on the project site would include operating forklifts and other lift equipment, driving large tractor-trailers throughout the site, and backing trucks into loading docks, all of which emit warning sounds consistent with U.S. Occupational Safety and Health Administration (OSHA) requirements.
The project also proposes to construct a 70,000 gallon water tank, the diameter of which is 36’ and the height of which is 20’. Onsite water quality and stormwater drainage would be addressed through the construction of a new storm drain system that would convey onsite flows to two detention basins located along the southwest and southeast boundary of the project site. In addition to the site-specific development, the project would also include the construction of offsite improvements, including requisite water, sewer, and storm drain facilities that will serve the project, and street frontage improvements along both Sierra Avenue and Clubhouse Drive.
There are four applications associated with the project: (1) Tentative Parcel Map No. 14-000014 to combine contiguous APN’s 1119-241-19, 1119-221-02, 1119-221-44, 1119-221-19, and 1119-221-41 under common ownership into one parcel; (2) Zone Change No. 14-000024 to add APN’s 1119-221-19 and 1119-221-41 (approximately 2.76 acres) within the Approved WDLOD of the project site; (3) Conditional Use Permit No. 14-000034 to permit construction of a warehouse and set forth conditions and parameters for the operation of the use; and (4) Design Review No. 14-000024 to approve the site plan, site improvements, landscaping plans, and architectural elevations for the project. The Project is anticipated to be constructed and occupied by the year 2017.
