CEQA Public Review
Pursuant to Article 13, Sections 15200 through 15206 of the California Environmental Quality Act (CEQA), public agencies are required to provide a public review period in order to receive and evaluate public reactions to environmental issues related to proposed public and private projects. The following project(s) and environmental documents listed below are available for public review.

Project Description: Tentative Parcel Map No. 14-017 (TPM 19538) is a request to subdivide one (1) parcel of land, approximately 32,175 square feet into two (2) lots for the purpose of future single-family residential development. 
 
Location: The project site is located at northeast corner of Palmetto Avenue and Merrill Avenue. The site is further identified as 8875 Palmetto Avenue.

Project Description: A request from Verizon Wireless, requesting that the Planning Commission review and approve Administrative Site Plan modification and Conditional Use Permit to replacement of an existing 61 foot high slim-line pole with a new 70 foot high mono-pine for an unmanned wireless telecommunications facility, on a parcel of approximately 3.2 acres.
Location: The project site is consisting of one parcel of approximately 3.2 adjusted gross acres located on the west side of Sierra Avenue between Baseline Avenue and Walnut Street and having a frontage of approximately 350 feet with a depth of approximately 396 feet. The site is further identified as 7222 Sierra Avenue, (APN: 0240-111-09).

Project Description:
Tentative Parcel Map No. 14-013, Conditional Use Permit No. 14-029, Conditional Use Permit No. 14-030, and Administrative Site Plan No. 14-036 is a request to combine for lots into one, establish truck sales and truck/trailer repair and construct an approximate 3,300 square foot sales office and 11,000 square foot repair warehouse on approximately 4.9 acres.
Location: The project site is a rectangular-shaped property consisting of approximately 4.9 acres on four (4) parcels (APNs 0234-061-08, -09, -10 and -11) located at 14212 Valley Boulevard.

Project Description:
The applicant requests that the Planning Commission adopt a resolution recommending that the City Council approve:
Specific Plan Amendment No. 14-005, proposal to revise the Speedway Industrial District (SID) to allow the outdoor storage of construction equipment, materials and special event apparatus as a conditional use permit.
Administrative Site Plan No. 14-045, proposed site and architectural review for a new office/maintenance building of approximately 7,023 square feet located on approximately 9.5 adjusted gross acres.
Conditional Use Permit No. 14-041, a request to operate the outdoor storage of construction equipment, materials and special event apparatus business.
Location: The project is an irregularly-shaped property consisting of three (3) parcels (APN: 1119-221-21, -33, and a portion of 1119-221-26) of approximately 1.5 adjusted gross acres and is located approximately 105-feet north of the intersection of Sierra Avenue and Sierra Lakes Parkway and having a frontage of approximately 164-feet on the east side of Sierra Avenue.
