Project Description: Conditional Use Permit No. 14-042 is a request for the operation of precious metals refining/recycling facility and Administrative Site Plan No. 14-050 is a request for site and architectural review of two (2) proposed buildings totaling approximately 71,564 square feet (Building 1 – 38,507 sq. ft., Building 2 – 33,057 sq. ft.).
Location: 16477 Slover Avenue. The project site is located at the southwest corner of Slover Avenue and Cypress Avenue. The project site is not listed on any list of hazardous waste sites pursuant to the Government Code Section 65962.5 including hazardous waste facilities, land designated as hazardous waste property, hazardous wastes disposal sites, or other types of similar listings.

Project Description: A General Plan Amendment to change the General Plan Land Use Designation from General Commercial (C-G) to Medium-Density Residential (R-M) and Zone Change to change the zoning district from General Commercial (C-2) to Medium Density Residential (R-2) and a proposed Tentative Tract Map No. 14-006 (TTM No. 18975) to subdivide one parcel of 3.5 acres into (16) sixteen single-family residential lots.
Location: The project site is an irregularly shaped property consisting of one parcel (APN: 1110 391 03) of approximately 3.5 adjusted gross acres and is located north of Foothill Boulevard, east of Lime Avenue. The project is further identified as 15634 Foothill Boulevard.

A General Plan Amendment to change the General Plan Land Use Designation from High-Density Residential (R-MF) to Medium-Density Residential (R-M) and Zone Change to change the zoning district from High-Density Residential (R-3) to Medium Density Residential (R-2) and a Tentative Tract Map (TTM No. 18987) to subdivide approximately 19.8 acres into 114 single-family lots and a park site of approximately 33,205 square feet.
The project site consists of three (3) parcels (APN: 1108-022-09, -10 and -11) of approximately 19.8 acres, located on the southeast corner with an approximately frontage of 1,311 feet on the south side of Sierra Lakes Parkway, between San Sevaine Road and Vine Avenue.

The project is for the approval of a development of a commercial shopping center with approximately 86,380 square feet of total building area on an approximate 10.9 acre site. Phase 1 of the project would be construction of the 25,000 square foot Medical Office Building opening Fall - Winter 2016, with the remaining approximately 44,430 square feet of retail commercial shops, including a gas station/convenience store, approximately 4,948 square feet of fast-food uses, and approximately 12,000 square feet of restaurant opening in the Fall - Winter of 2017.
The project site is located at the southeast corner of the Interstate 210 Freeway and Sierra Avenue. The site is bounded by the I-210 Freeway to the north, Highland Avenue to the east and south, and Sierra Avenue to the west. The sites assessor parcel numbers are: 0240-121-24, -25, -26, -26, -27, and -29.
